Ruai is located approximately 28 kilometers from the city central business district. It is a growing locale with a moderate population density. It is a great location for development and residential. There is enough land for development, a fact that attracts many investors. The serene atmosphere away from the hustle of the city is an added incentive to the residents.
Ruai ward, sitting on 24,216 acres of land, in Kasarani constituency, Nairobi county with a population of 35,961 people (Data from 2009 Census), but today this they have more than doubled as Nairobians rush for a piece of Ruai.

A few months ago, President Uhuru Kenyatta ordered the closure of the scheme’s operations and the rightful shareholders to be issued with title deeds. Right now, people can differentiate between areas around Kangundo Road with clean titles and controversial land schemes, suburbs around Kangundo Road, are presenting real estate investment opportunities, thanks to affordable land prices.

Easy Accessibility from CBD
Situated in the East of the city centre towards Kangundo and past Komarock, Kayole and Njiru estates, Ruai is about an hour’s drive from the city centre by public means. It is accessible from three major roads Thika Road, Mombasa Road and Jogoo Road, making it one of the few city outskirts where one is not limited to a single major road.

Cheapest Plots in Nairobi County
According to Cytonn Investment’s Metropolitan Report on Nairobi, Ruai, which is among the most populous suburbs on Kangundo, is among the areas in Nairobi metropolis with the cheapest land price. The report said an acre is going for an average of Sh13 million. For instance, a 50ft by 100ft piece of land located about three kilometres from the road in Ruai goes for Sh1.5 million, where a similar size located about six kilometres from the road goes for about Sh700,000.
